If you are a first-time renter, you mostly will face this block called “No Rental History”. Every renter would have faced this block at one point but it isn’t something that should discourage you from renting.

The key to navigate through this block is - provide as many financial documents as you can to the agent or the landlord, even if you are a low-income earner or a student. 

Most landlords are happy to have you as a tenant without a rental history as long as you have adequate evidence that you are capable of covering the rent throughout the contract.

This includes:

• • Bank statements showing recent payment from your employer,

  • A letter from your employer validating your income and character,

  • A reference (this could be a family member or an employer), 

  • Your income statement, 

  • Recent payslips, and

  • Tax return statement documenting your annual income

The most common reason that many applications were rejected is that the renting property exceeds your price range. If this is the case, you should consider looking for alternatives or properties in a more affordable area. 

So don’t defer your rental applications if you have no rental history. Having your financial documentation and evidence would be able to help you leap across that hurdle.
